Why commercial through Evolve
Commercial is where we do our best work
LMI waived
Some lenders waive lenders mortgage insurance for professionals with a 10 per cent deposit, and a small group at 5 per cent. We know which.
Up to 70 lenders
Majors, non-banks and specialists across the residential panel, each with its own list of eligible professions and its own rules on the waiver.
Income counted properly
On-call allowances, bonuses, locum work, partnership drawings and a contract that has not started yet: we place your file where each is counted.
Built for what’s next
Offsets, splits and security set up so the next purchase, an investment property or a share in the practice, does not mean starting again.
“After selling this house we reengaged and leveraged his services to purchase our new house. Les is prompt, professional, and a pleasure to work with. He has a great understanding of the market and provides exceptional guidance throughout the process.”
Home buyer, Sydney
“Les and Mark were wonderful throughout the entire process, providing expert advice to secure the exact deal I needed for my financial goals. Communication was excellent, and they kept me informed every step of the way.”

In plain terms
Home loans for professionals, explained
Home loans for professionals rest on a simple premise: lenders see doctors, dentists, lawyers, accountants and a handful of other qualified occupations as lower risk, and their policy reflects it. The visible benefit is waived lenders mortgage insurance (LMI), the one-off premium that normally applies when a deposit is under 20 per cent. On a Sydney purchase that is a five-figure cost removed from settlement day.
The catch is that every lender runs its own version. Eligible professions differ, and the deposit threshold sits at 10 per cent for most and 5 per cent for a few. Income is the other half: allowances, bonuses and locum work are counted generously by some lenders and barely by others, and practice owners usually need home loans for self-employed borrowers, with finance for medical practices arranged alongside.
Tell us your profession, how you are paid and what you are buying. The answer will be straight: which lenders apply the waiver, what they need, and what happens next.
How it works
From first conversation to settlement
- Step
The first conversation
A call, usually within one business day of your enquiry, covering your profession, how you are paid and what you want to buy.
- Step
Initial assessment and recommendation
Payslips or contract, registration or membership evidence, statements and ID, checked against each lender's professional policy. Then lender, structure and costs in writing, with the LMI position shown plainly.
- Step
Application prepared for signing
We prepare the application and supporting documents for the chosen lender. You review and sign; nothing is lodged until you have.
- Step
Lodgement and lender approval
Lodged the same or next business day after signing. Most lenders approve in 3–7 business days, some in 1–2, a few take 10–15. Then we manage settlement with your solicitor.
Understanding professional lending
How lender policy treats your profession
What is an LMI waiver for professionals?
An LMI waiver means the lender drops lenders mortgage insurance for an eligible professional borrowing more than 80 per cent of the property’s value. It is the same loan without the one-off premium a standard borrower would pay.
Most lenders offering it waive LMI down to a 10 per cent deposit, and a small group go to 5 per cent for medical professionals. The saving scales with the loan size and arrives as a premium you never owe.
Which professions qualify for a professional home loan?
Medical practitioners, dentists, lawyers and accountants appear on almost every lender’s list. Beyond that it varies: some add vets, pharmacists, optometrists and actuaries, and a few extend a version to registered nurses, midwives and allied health roles, usually with a minimum income attached.
Lenders usually want proof of current registration or membership of the relevant professional body. Because the lists differ, a borrower ineligible at one lender is often eligible at another.
How do lenders assess doctor and professional income?
Base salary is counted in full everywhere. The variable parts, on-call and shift allowances, overtime, bonuses, locum work and private billings, are shaded differently by each lender, from the full amount down to nothing.
Registrars and new consultants have a further wrinkle: income that is about to rise under a signed contract. Some lenders will assess the new role before it starts; most will not. Practice owners and partners are assessed on business financials instead.
Can a professional package help with an investment property?
Sometimes. Some lenders extend the LMI waiver to investment purchases for eligible professionals, which lets you hold a smaller deposit in the second property while leaving the first loan intact. A share of the expected rent is counted towards servicing.
Structure matters more for investors, because how the loans are split and secured affects the after-tax outcome. We arrange the lending and your accountant confirms the tax treatment, ideally before you sign.

Questions professionals actually ask
What are home loans for professionals?
Home loans for professionals are lending solutions tailored to borrowers whose income profile, career path or financial structure may require more considered lender selection.
Do professionals always get better loan terms?
Not always. Some lenders may have favourable policies for certain professions, but the best outcome depends on the overall borrower profile.
Which professions does this apply to?
It may apply to doctors, accountants, legal professionals and other established or emerging professionals with stable income and strong earning potential.
Why does lender fit matter for professionals?
Different lenders assess professional income, variable earnings and future progression differently. Choosing the right lender can materially affect borrowing capacity and flexibility.
Can professionals also access business or commercial lending?
Yes. Many professionals also require commercial property, SMSF or business finance, which can be structured alongside a home loan.
Can professionals achieve better outcomes when refinancing their home loan?
Potentially, yes. Refinancing can provide an opportunity to reassess lender fit, improve loan structure, review borrowing capacity and ensure the lending still aligns with broader financial goals, investment plans and future lending needs.
Can self-employed professionals still qualify?
Yes, although the approach will depend on income structure, financials and lender selection.
Should professionals choose based only on rate?
No. Rate matters, but structure, flexibility and lender fit are often just as important.
