What happens next

  • We call at your preferred time, usually within one business day.

  • A 15 to 30 minute conversation about what you hold and owe.

  • The bank, the structure and every cost, in writing.

  • Nothing is lodged until you have agreed the plan and any fee.

The bank usually pays us on settlement, and any commission is disclosed in writing. Where the work needs a fee for service, we explain it in full before anything starts, and part of it is only payable if the loan is approved.

Why commercial through Evolve

Commercial is where we do our best work

Read as one position

Trusts, companies, distributions, rent and assets are assessed together, the way a private bank credit team reads a file, rather than payslip by payslip.

Deep lender relationships

Deep working relationships with 15 to 20 lenders tell us which private bank team suits your file, and when a specialist lender fits better.

Lodged once, properly

Entity chart, income evidence and exit are built before a bank sees your name, so the file is lodged once and assessed on its merits.

Covenants negotiated first

Private bank facilities carry covenants, reviews and cross-security. We negotiate those terms before you commit, not after the letter of offer arrives.

In plain terms

Private bank lending, used well

Private bank lending is the credit side of private banking: the divisions inside the major banks, and a few specialist banks, that look after clients above a certain level of income, assets or total borrowing. Qualify and you get a dedicated banker and a credit team that assesses your whole balance sheet, including trusts, companies and investment income, rather than a payslip.

It is not private lending and short-term loans, the non-bank money used to bridge a gap. This is bank credit, priced around the relationship, and the difference between an approval and a polite decline is usually how the file is built: the entities, the income story, the exit. Deep working relationships with 15 to 20 lenders tell us which credit team fits, or when a lender for complex loan scenarios fits better.

Tell us what you hold, what you owe and what the lending needs to do. The answer will be straight: it fits, it fits with changes, or not yet.

    Lodged, negotiated, settled

We lodge once, handle valuations and credit questions, negotiate the letter of offer and coordinate settlement with your solicitor.

Understanding private banking

What to know before you apply

Each bank sets its own entry criteria, usually a minimum level of income, investable assets or total borrowing, and the bar moves with appetite. There is no single published threshold.

In practice the banks look for a balance sheet worth managing as a whole: several properties, business interests or investment portfolios, often held through entities. We tell you quickly whether a private bank is realistic for your position and, if not, which lender category fits instead.

Yes, in most cases. Private banks lend to and around trusts and companies as a matter of course, because entity structures are normal for the clients they serve.

The structure still has to be right from day one: which entity borrows, who guarantees, and how the new security interacts with the rest of the group. Superannuation is the exception, because SMSF borrowing runs under its own rules and its own lenders.

Yes. Private bank credit is assessed against your whole position: business profits, trust distributions, dividends, rent and the strength of your assets. A payslip is one form of evidence, not the only one.

The bank still verifies everything in detail, so asset-rich, income-light files need a clear income story and a credible exit. That preparation is most of the work, and it is where most declined applications went wrong.

Most private bank facilities carry conditions beyond the repayments: loan-to-value limits that are re-tested, annual reviews of your financials, and sometimes cross-security across several properties. Breaching one can trigger a repricing or a request to reduce debt.

We read the letter of offer clause by clause, negotiate what can be negotiated before you sign, and structure the security so one property can be sold without unpicking the whole facility.

Questions people ask before applying

Your borrowing capacity depends on factors such as your income, existing debts, living expenses, deposit, credit position, and the lender’s assessment criteria. Online calculators can be a rough guide, but they often do not reflect how a lender will actually assess the deal. A proper assessment gives you a clearer view of what may be possible before you start making offers.

In many cases, yes. Pre-approval can help you understand your likely budget, narrow your search, and act with more confidence when the right property appears. It can also help identify issues early, before you are negotiating under time pressure or committing to a contract.

Pre-approval is an initial indication that a lender may be prepared to lend, subject to conditions. Formal approval (also referred to as unconditional approval) happens later, once the lender has completed its full assessment, including checks on your documents, financial position, and the property itself. Pre-approval can be useful, but it is not the same as unconditional approval.

Pre-approval periods vary by lender, but they commonly last around 60 to 90 days. Some lenders may reassess the application if your circumstances change, documents expire, or the approval period runs out before you secure a property.

Yes. Pre-approval does not guarantee formal approval. A loan can still be declined if the property does not meet lender requirements, the valuation comes in short, your financial position changes, or issues emerge during final credit assessment. That is one reason lender fit and proper upfront assessment matter.

The deposit required depends on the lender, the property, and your overall scenario. You also need to allow for other costs such as stamp duty, legal costs, and government or lender fees where applicable. In some cases, borrowers can proceed with a smaller deposit, but that depends on the lender’s policy and the broader structure of the deal.

Timeframes vary depending on the lender, the quality of the application, how quickly documents are provided, and whether a valuation is required. Some approvals move quickly, while others take longer. Where a purchase is involved, preparation upfront can make a material difference to timing and execution.
