Why commercial through Evolve
Commercial is where we do our best work
Not no doc
BAS, business bank statements or an accountant’s letter replace the tax returns. We work out which evidence carries your file, and with which lender.
Up to 70 lenders
Majors, non-banks and specialists across the residential panel, including lenders whose low doc policy differs sharply from the big banks on evidence, deposit and pricing.
Full doc checked first
Many who assume they need low doc can carry a full application once the financials are read properly. We test that first.
Nothing lodged early
We assess the scenario before anything touches your credit file. An application only goes in when it has a genuine chance.
Example scenario
Approved for about $780,000 on BAS and bank statements while the tax returns sat with the accountant
A Western Sydney electrician with a growing contracting business found the family home before his latest tax returns were finalised, and the returns he had understated current trading. One lender told him to come back when they were done, which would have cost him the property. We built the file on six months of business bank statements, recent BAS and his accountant’s confirmation of current trading, and matched it to a lender whose policy accepts that evidence. Approved for about $780,000, with a cash buffer after settlement. A composite example drawn from several client files; details changed.

In plain terms
Low doc home loans, explained
Low doc home loans exist for a specific problem: the business earns the money, but the documents a bank wants do not show it yet. Returns still with the accountant, a year that understates current trading, or deductions that shrink taxable income to a figure no lender can service. None of that says you cannot afford the loan. It says the standard evidence does not fit.
A low doc application swaps the tax returns for evidence that does fit: recent BAS, business bank statements or an accountant’s declaration, depending on the lender. Policy on what counts, the deposit needed and the cost varies widely, so lender choice does most of the work. It sits beside home loans for self-employed borrowers on full financials, which we check first, and when the bank says no it is often the pathway never offered.
Tell us how the business pays you and what evidence you have today. The answer will be straight: full doc, low doc, or not yet, and what changes it.
How it works
From first conversation to settlement
- Step
The first conversation
A call, usually within one business day of your enquiry, covering the business, what evidence you have and what you want to buy.
- Step
Initial assessment and recommendation
BAS, bank statements or the accountant’s letter gathered with your accountant. Then lender, structure, deposit and costs in writing, with full doc tested first.
- Step
Application prepared for signing
We prepare the application and the income declaration for the chosen lender. You review and sign; nothing is lodged until you have.
- Step
Lodgement and lender approval
Lodged the same or next business day after signing. Most lenders approve in 3–7 business days, some in 1–2, a few take 10–15. Then we manage settlement with your solicitor.
Understanding low doc lending
How low doc actually works
What does a low doc loan actually require?
A low doc loan replaces tax returns with alternative income evidence: usually recent BAS, business bank statements, an accountant’s declaration, or a combination. It is not a no doc loan, and lenders still verify what you declare.
Most lenders also want an ABN registered for a period, often one to two years, GST registration where turnover requires it, and clean credit. What each accepts differs, so the first job is matching your evidence to a lender that will read it.
How do lenders assess and price low doc lending?
Lenders treat low doc as higher risk because they are accepting less evidence, so they usually lend a smaller share of the property’s value and price it somewhat above full doc. Both vary by lender and by the strength of the evidence.
That means a larger deposit or more equity than a full doc borrower needs, and a rate premium that narrows as the file strengthens. The spread between low doc lenders on one file is often wider than the spread between low doc and full doc.
Should you go low doc or wait for full financials?
Go low doc when the property will not wait and the evidence you have now is strong; wait when the completed returns are weeks away and would carry a cheaper full doc loan. Timing, deposit and how far the returns understate the business decide it.
Often the fix is presentation, not product: a deduction-heavy return with the add-backs counted can support a full doc application after all. And a low doc loan does not have to be permanent.
Fresh ABN, returns behind or ATO debt: what then?
Each of these narrows the field without emptying it. A fresh ABN limits you to lenders with shorter trading requirements, returns that are behind push you towards BAS and bank statements, and ATO debt is workable with some lenders if a payment plan is being met.
The work is knowing which lenders say yes to your particular gap before anything is lodged, because a decline for the wrong reason follows you to the next lender.

Questions low doc borrowers actually ask
How much can I borrow?
Your borrowing capacity depends on factors such as your income, existing debts, living expenses, deposit, credit position, and the lender’s assessment criteria. Online calculators can be a rough guide, but they often do not reflect how a lender will actually assess the deal. A proper assessment gives you a clearer view of what may be possible before you start making offers.
Should I get pre-approval before buying a property?
In many cases, yes. Pre-approval can help you understand your likely budget, narrow your search, and act with more confidence when the right property appears. It can also help identify issues early, before you are negotiating under time pressure or committing to a contract.
What is the difference between pre-approval and formal approval?
Pre-approval is an initial indication that a lender may be prepared to lend, subject to conditions. Formal approval (also referred to as unconditional approval) happens later, once the lender has completed its full assessment, including checks on your documents, financial position, and the property itself. Pre-approval can be useful, but it is not the same as unconditional approval.
How long does pre-approval last?
Pre-approval periods vary by lender, but they commonly last around 60 to 90 days. Some lenders may reassess the application if your circumstances change, documents expire, or the approval period runs out before you secure a property.
Can my home loan still be declined after pre-approval?
Yes. Pre-approval does not guarantee formal approval. A loan can still be declined if the property does not meet lender requirements, the valuation comes in short, your financial position changes, or issues emerge during final credit assessment. That is one reason lender fit and proper upfront assessment matter.
What deposit do I need to buy a property?
The deposit required depends on the lender, the property, and your overall scenario. You also need to allow for other costs such as stamp duty, legal costs, and government or lender fees where applicable. In some cases, borrowers can proceed with a smaller deposit, but that depends on the lender’s policy and the broader structure of the deal.
How long does it take to get a home loan approved?
Timeframes vary depending on the lender, the quality of the application, how quickly documents are provided, and whether a valuation is required. Some approvals move quickly, while others take longer. Where a purchase is involved, preparation upfront can make a material difference to timing and execution.
